exceeds the value of the property conveyed to the Board pursuant to subsection (b). SEC. 2743. LEASE OF PROPERTY AT THE NAVAL WEAPONS STATION, CHARLESTON, SOUTH CAROLINA (a) IN GENERAL.—The Secretary of the Navy may lease to the South Carolina P o r t s Authority approximately 118 acres of real property, together with improvements thereon, at the Naval Weapons Station, Charleston, South Carolina. (b) TERM O F LEASE.—The lease entered into under subsection (a) may be for such term as the Secretary determines appropriate, but in no event to exceed 25 years. (c) CONSIDERATION.—In addition to the fair rental value to be paid by the South Carolina P o r t s Authority for the premises leased pursuant to this section, such Authority shall pay for the cost of replacing certain facilities on the leased premises. The replacement facilities shall be constructed in a m a n n e r and at a site determined by the Secretary. (d) AUTHORITY TO D E M O U S H AND CONSTRUCT FACILITIES.—The Sec-
r e t a r y may, under the term s of the lease, authorize the South Carolina P o r t s Authority to demolish existing facilities on the leased land and to construct new facilities on such land for the use of such Authority. Maryland.
SEC. 2744. PROPERTY MANAGEMENT In accordance with the provisions of section 202 of the Federal Property and Administrative Services Act of 1949 (40 U.S.C. 483) governing transfers of excess property, the A d m i n i s t r a to r of General Services shall transfer, w i t h o u t reimbursement, to the Secretary of the Army approximately 235 acres of real property (and improvements thereon) n e a r Beltsville, Maryland, for such use as the Secretary of the Army considers appropriate.
